The seller decision journey

Before the Sign Goes Up

Selling starts before the listing goes live. Before you choose a price, prepare the property or decide how much help you need, understand the decision you are actually making.

Your first decision

Should You Sell?

Understand your reasons, timing, likely costs, priorities and the factors that could change the answer.

Property Wise · Education and service scope

What should you change before selling?

A structured sale-readiness and property decision review can help organize what to address, what to leave alone and what needs further investigation.

Start with the property, then the price.

A guided video walkthrough and supporting information may help us consider property characteristics, apparent condition, layout, presentation, buyer perception, strengths, visible concerns and competitive positioning.

General education can help you prepare questions and organize observations. Property-specific pricing, negotiation, and other licensed trading advice require an appropriately licensed professional and the applicable brokerage agreement. In Nova Scotia, Krista Rose provides licensed services through Dockside Realty Inc.; availability elsewhere must be confirmed with a locally licensed provider.

Clear scope before you begin.

Before booking, request written confirmation of the provider and brokerage where applicable, jurisdiction, educational or licensed scope, deliverable, turnaround, total fees, and information required. No fixed review package or price is offered on this page. Confirm how to provide your walkthrough before sending media.

Recommendations weigh money, time, energy and risk. Observations are based on the information provided. Hidden conditions and matters that cannot be determined from that material require further investigation.

Ask about a property review

Do now

Likely worthwhile before selling, based on the information available.

Consider

Depends on your budget, timing, market and likely buyer.

Do not bother

Likely unnecessary or low value for your sale objectives.

Investigate first

Needs more information or a specialist assessment before you commit.

This review is not a home inspection, appraisal, engineering opinion, staging consultation or interior design service. It does not establish structural safety, code compliance or the absence of defects. Qualified local specialists and licensed services may be needed. Do not make a repair or spending decision from a video observation alone when safety or hidden conditions are involved.

Learn before you choose

If you only need one part of the expertise, why should your only choices be full service or no service?

Some sellers want the complete process. Others need help with one decision, such as preparation, pricing, choosing an agent, reviewing offers, or understanding what happens before closing. The market does not always make those smaller choices visible. Property Wise lets you purchase the guidance that fits your situation without being treated as though wanting choice means undervaluing professional expertise.

Value alignment

If your property is easier to sell because you spent years maintaining and improving it, should that automatically mean the service required to sell it costs substantially more?

Sometimes a high-value property requires more expertise, risk management, and marketing. Sometimes it does not. Property value, workload, complexity, and professional responsibility do not always move together.

Property Wise helps sellers understand the model, define the work they can reasonably handle, and choose where professional service creates enough value to justify the cost.

Support should fit the seller

Why should every seller automatically choose the same level of service?

Sellers differ in experience, available time, confidence, property complexity, market conditions, location, financial circumstances, and the work they are able or willing to perform. The appropriate support model can differ too.

Money · ROI

See where the money is going.

Compare preparation, pricing, fees, offer terms, and where professional services create enough value to justify their cost.

Time · ROTI

Reduce research, rework, and delay.

Avoid repeated research, duplicated work, unnecessary meetings, and delays caused by unclear responsibilities.

Energy · ROE

Stop carrying the entire transaction mentally.

Reduce second-guessing, unfinished decisions, and the constant worry that a deadline, question, or obligation has been missed.

Designed around real life

Learning should fit real life.

People often buy education with every intention of completing it, then work, timing, family, or the transaction itself takes over. That is not a lack of commitment. It is a predictable cost of asking someone to learn an entire system while living through it.

Property Wise lets you begin with the decision in front of you, continue one module at a time, or choose the complete program when that makes sense. If circumstances change, you are not locked into buying more education than you need.

Accessible by design. Always. The individual-module price and complete-program value are part of the program, not a temporary sale, promotion, or pressure tactic.

The next seller decision

What is my home actually worth?

An estimate is a starting point. A useful value opinion explains the evidence, a likely range, and what could move it.

Choose your support model

Education, an agent, hybrid services, or a mere posting.

Property Wise is not built around one required way to sell your home. You may choose education only, full-service representation, selected professional services through a hybrid model, or a mere posting where available. Compare what each option provides, which tasks remain your responsibility, and whether professional advice or representation is included.

Clear boundaries

Education that complements professional advice.

Property Wise is designed to help sellers prepare, organize information, understand choices, and ask better questions. It does not replace legal advice, property inspection, appraisal, tax advice, or licensed real estate representation where those services are required.
