Choose the service model
that fits the transaction.

Compare the work, advice, cost, and risk attached to full-service, limited-service, flat-fee, listing-only, private-sale, and selective-support models where available.

Do not compare price alone

Does the price you pay reflect the work and expertise required, or primarily the value of the property?

A lower-fee model may fit a prepared seller who can manage the work. Full representation may create more value when the property, market, availability, negotiation, safety, disclosure, or transaction is complex. The useful comparison is not fee alone. It is fee, workload, expertise, responsibility, and risk.

When those responsibilities are unclear, the cost can appear as repeated work, missed steps, delayed decisions, or support that solves a different problem than the one you have. Availability and permitted services vary by state and written agreement.

Property Wise · Education and service scope

What should you change before selling?

A structured sale-readiness and property decision review can help organize what to address, what to leave alone and what needs further investigation.

Start with the property, then the price.

A guided video walkthrough and supporting information may help us consider property characteristics, apparent condition, layout, presentation, buyer perception, strengths, visible concerns and competitive positioning.

General education can help you prepare questions and organize observations. Property-specific pricing, negotiation, and other licensed trading advice require an appropriately licensed professional and the applicable brokerage agreement. In Nova Scotia, Krista Rose provides licensed services through Dockside Realty Inc.; availability elsewhere must be confirmed with a locally licensed provider.

Clear scope before you begin.

Before booking, request written confirmation of the provider and brokerage where applicable, jurisdiction, educational or licensed scope, deliverable, turnaround, total fees, and information required. No fixed review package or price is offered on this page. Confirm how to provide your walkthrough before sending media.

Recommendations weigh money, time, energy and risk. Observations are based on the information provided. Hidden conditions and matters that cannot be determined from that material require further investigation.

Ask about a property review

Do now

Likely worthwhile before selling, based on the information available.

Consider

Depends on your budget, timing, market and likely buyer.

Do not bother

Likely unnecessary or low value for your sale objectives.

Investigate first

Needs more information or a specialist assessment before you commit.

This review is not a home inspection, appraisal, engineering opinion, staging consultation or interior design service. It does not establish structural safety, code compliance or the absence of defects. Qualified local specialists and licensed services may be needed. Do not make a repair or spending decision from a video observation alone when safety or hidden conditions are involved.
